My name is Steve Cunningham and I'm a Real Estate Investor.  I don't want to list your house; I only want to buy it.  I'll buy your house one of three ways: Cash, Terms or Take over Payments.  I specialize in Terms deals or what I like to call "deal crafting".  If your house is in good condition and doesn't need any major repairs, I can provide a sweet offer that will challenge any offer a typical Realtor will be able to get.  In fact, selling to me could net you more money than you could get when selling to a traditional home buyer.

I'm different than any Investor or Realtor that you will meet.  That's because I bring creative thinking to sell and buy houses where everyone wins.  Are you a seller who refuses to drop the price at the request of your Realtor to sell your house?  Are you a tired landlord who doesn't want to deal anymore with tenants, maintenance, repairs, vacancies or evictions?  Do you have little-to-no equity in your house and the Realtor either can't help you or are trying to tell you that you must do a short sale?  I work with all these situations and solve these problems.  If I could offer your asking price for your property and still make it worthwhile for me as an investor, could you be a little flexible on some of the Terms of the deal?...this is all I ask...that you bend a little and work with me in buying your house.  I won’t ask you to bend so far that you break but if I give you what you want, I'll need to make it worthwhile on my end so we both win...is that okay with you?

My solutions aren't right for every situation and there are times that I do recommend that seller's sell themselves or hire a good Realtor.  But for sellers who are willing to be flexible in selling their house, I can provide great solutions as opposed to those considering using a Realtor.  Ask your Realtor who is requesting an "exclusive right to sell" contract, that will “tie up” your house and disrupt your lifestyle for 6-months...if they will make your monthly mortgage payment while they try to sell your house?  Or, if they will take care of all the maintenance and repairs until they find a buyer?  Cause, If they won't...I will!  That's some of the creativity that I can bring to you along with removing all the stress in selling.
